After already attracting key tenancies from the likes of Deloitte, XPS Group, Aecom and Ridge, as well as flexible workspace partners x+why, the National Highways deal is the last piece of the tenancy jigsaw for the development.

National Highways is the government company responsible for planning, designing, building, operating and maintaining England’s motorways and major A roads. Their goal is to manage and improve England’s roads, to help drivers have safer, smoother and more reliable journeys.

The move will see National Highways take part of the third floor, with around 12,131 sq ft of office space being utilised. The organisation will take the space on an initial 10-year lease. It is expected around 130 members of their workforce will move to 100 Embankment, relocating from their current home in Piccadilly.

Work on the move will start with the fitout in the new year with the organisation aiming to be occupying the building by spring 2025. National Highways were supported through the deal by Avison Young.

This final deal caps off a successful few years for the development and highlights the recent popularity and interest in what is now one of the best known developments in the Salford and Manchester city centre area. Having been Manchester and Salford’s top performing office of 2022, the development ends a successful few years by being fully let at the end of 2024.

The desirable block, which was developed as a joint partnership between Ask Real Estate, Tristan Capital Partners and Salford City Council, benefits from a fantastic location, stunning views and great transport links, as well as a raft of quality facilities including the hugely popular roof terrace and an enviable sustainability commitment.

Councillor Jack Youd, Deputy Salford City Mayor and Lead Member for Finance, Support Services and Regeneration said:

“It’s fantastic news to be welcoming National Highways to 100 Embankment, it’s great to see the deal now completed. The big story here now though is that the development is now fully let. Every floor is taken with new tenants, most of them moving to Salford for the first time and it’s such positive news and definitely cause for celebration that we have reached this milestone in the developments’ history.

“It's such an amazing development, one that we are immensely proud off. We always knew it would be a popular choice for businesses and now it’s really positive to see the belief in our decision pay off completely.

“Having been recently voted ‘City of the Year’ at the Estates Gazette Awards, Salford is getting the recognition as a pioneering place where we prioritise supporting our residents and the place to do business.”

Steve Cooke, Director of Estates, Facilities and Services for National Highways, said:

“Our relocation to Embankment East marks the latest step in our ongoing commitment to building a better, greener, and smaller estate. This move aligns with our goal of providing high-quality, flexible accommodation for our colleagues, supporting hybrid working with collaborative spaces that are right-sized for our evolving needs.

“By reducing our Manchester office space by half and selecting a building with advanced sustainability credentials, we are also advancing our commitment to reduce our carbon emissions in line with our plan to reach Net Zero on corporate emissions by 2030."

Harry Skinner, Cushman & Wakefield said:

“The letting to Highways England is a significant milestone for 100 Embankment, marking the building as fully occupied. This is testament to the quality of the building which ticks all of the boxes for modern occupiers.”

Jamie Hills, Development Director, Ask Real Estate added:

"The delivery and subsequent success of 100 Embankment is public:private partnership at its best.  Since its completion, we have worked closely with colleagues at Salford City Council to bring the building to its final conclusion in announcing this full occupation for which we are very proud.”
